Long title, great book! This tome by real estate expert Frank Gallinelli teaches you “how to crunch numbers like a pro.” There are a lot of financial terms to know when investing in real estate – discounted cash flow, net present value, cash-on-cash return, net operating income, return on equity, capitalization rate, and on and on! This book will guide you through the process so you can judge properties’ values and set yourself up for positive returns.
Zillow and MLS
Zillow provides a ton of information that is easily accessible to even non-investors. If you’re just beginning, this is a great place to find sold and rent comparables, map functions, and more. It also provides a “Zestimate” of value, but always double-check on the accuracy.
MLS, or the Multiple Listing Service, is another terrific resource. You can find current and past properties listed by real estate agents and dig into sales and values in your target market. Realtors and appraisers have full access to comprehensive data, but there are local MLS databases you can view for free.
